Dural, Sydney - Seniors Living
In joint venture with the land owners, Innovate RE led a strategy to add value to rural zoned land by obtaining a Site Compatibility Certificate and Development Consent for a premium Seniors Living project, comprising 91 oversized ILU’s and a RAC facility of 66 beds.
Following a complex and challenging planning process over a 4 year period, development consent for the project was obtained in June 2021. The site was then sold in August 2021, realising a significant uplift in value for all parties.
Innovate RE invested capital into the project and was responsible for full development management of the project.
Moore St, Canberra - PBSA / Co-Living
Recognising an unfilled need for quality off campus student accommodation and living options for young professionals in the Canberra market, Innovate RE secured a prime 1,400sqm site in the Canberra CBD in August 2018.
A DA was lodged in December 2018, and approval was received in June 2019 for a 502 room PBSA and co-living building, providing circa 18,000sqm of GFA.
Innovate RE sold the approved project in April 2020, delivering a strong financial return for all parties.
Innovate RE sourced and acquired the project site, and was responsible for development and investment management. Innovate RE co-invested into the project and procured additional equity investment.
Residential Apartment Site Acquisitions - Sydney
in 2018, Innovate RE acquired 3 development sites on behalf of a private offshore developer. These sites provided development potential of circa 400 residential apartments.
Innovate RE was responsible for site sourcing, negotiating acquisitions and all pre-purchase due diligence.
